			<content:encoded><![CDATA[<p>Out in the county, this neighborhood is the first section you&#8217;ll discover after coming over Highway 50 from Sacramento.  A great community surrounded by beautiful mountain and forest views, Meyers has so many great things to offer!  This neighborhood is like it&#8217;s own little town &#8211; not only is  <a href="http://lirassupermarketrewards.loyaltylane.com/indexslt.shtml" target="_blank">Lira&#8217;s Supermarket</a> close by for all your grocery needs but there are some great little restaurants within walking/biking/driving distance.  Meyers also has a post office, gas stations, and Meeks Hardware.  There are also two golf courses surrounding this neighborhood as well as tons of different hiking/biking trails through the forest and meadows.  And in the winter the golf courses provide snowmobiling fun and the trails provide excellent cross-country skiing and snowshoeing.</p>
<p>At the end of E San Bernardino Avenue you can find Tahoe Paradise Park.  The upper section of the park includes Lake Baron (a great spot for fishing, or a beautiful backdrop for pictures), tennis courts, and a clubhouse which you can reserve for private parties and events (Tahoe Paradise Resort Improvement District 530-577-9881).  The lower section of the park has a playground, picnic area, basketball courts, ball fields, and backs up to the river.  More trails can be found here.  Also off of San Bernardino Avenue  is the Lake Tahoe Environmental Science Magnet School.</p>
<p>Along with all the great amenities mentioned above, Meyers is about 15-20 minutes from Sierra At Tahoe Ski Resort, 5-10 minutes from the &#8220;Y area&#8221; of town, and 18-20 minutes from Stateline.  Meyers is also close to Highway 89 which leads to Hope Valley (beautiful views) and Kirkwood Ski Resort.  Meyers neighborhood is a great place for any homeowner.  There are prime older homes, newer construction homes and even some lots for you to build your dream home on.  Whatever your needs may be, Meyers has plenty to offer.</p>

<p>There was a great price reduction on 2495 Fountain (From $264,900 to $229,900) in Sierra Tract neighborhood.  Really a nice property and at the end of a street in the backside of Sierra Tract, sCo not a lot of through traffic, it&#8217;s near the trails, open area, etc.</p>

<p>In addition to the Single Family homes featured on the list, one of our multi-units was just listed in a great location on over 3/4 acre lot!!   Fourplex, right at the edge of town in the Tahoe Island neighborhood, a couple houses down from the bike trails at 12th Street that lead out to Camp Richardson, Pope &amp; Kiva Beach.  Listed at $287,000. Definitely needs some work but for the location &amp; lot size it&#8217;s a great deal!</p>

<p>Currently there is a slowdown in bank owned listings hitting the market, due to many of the banks having put a moratorium on foreclosures during the first quarter of the year. This affects the number of deals sitting on the market and the REO&#8217;s are going into pending very quickly.  We should likely see an increase in REO inventory in the coming months to keep the prices competitively low for buyers so keep your eyes open!</p>

			<content:encoded><![CDATA[<p>The question I hear over and over and over again:  &#8220;Where do you think we are in terms of the bottom?&#8221;</p>
<p>While no one knows the answer to that question there are a lot of indicating factors to watch closely over the next 3-6 months&#8230;..nationwide trends are indicating the &#8220;potential&#8221; for a leveling off of the rapid market depreciation that we&#8217;ve seen.</p>
<p>But on the flip side, I haven&#8217;t seen a single one of those articles weigh on the fact that there was a 3 months moratorium on foreclosures from a lot of the big giants&#8211;Fannie Mae, Freddie Mac and JPMorganChase/Washington Mutual.  If we recall, what caused the market decline in the first place is increasing foreclosures on the market driving the prices down in neighborhoods.  Well here we are about to have a flood of foreclosures hit the market again.</p>
<p>So the big question in my eyes is:   Has the government done enough to free up money for purchasers &amp; consumer confidence risen enough so they continue buying (as the trend is increasing that pending sales went up in March) and will it be enough to balance the onslaught of new foreclosure listings about to hit the market in the coming months?</p>
