Sierra Tract Neighborhood Profile (South Lake Tahoe, CA)

Currently one of the most affordable neighborhoods in town!   Located in the heart of South Lake Tahoe, closer to the “Y” end of town, you can buy a home in this neighborhood for as low as $154,900 up to $699,000 with the prices predominantly in the $200,000-$275,000 range.

Some of the features of this neighborhood include:  Close to the center of town, nearby to the Tahoe Keys marina area and dog beach (one of the few beaches in Tahoe where dogs are allowed to be at and it’s a nice trail down), mountain biking trails nearby are easily accessible where you can ride out from your home and not have to load up the car to get anywhere.  The borders of the neighborhood, East and West, both border meadows and conservancy land so the home sitting on these meadows often receive highest value of the area due to their great location and views.

One of the often perceived negatives of the area though is the lots are all typically 5000 sq ft and so you end up with a fairly high density neighborhood.  There are some larger lots and double lots of course, but if you drive around you will notice the high density feel.  If you are bothered by road noise though, the homes on or very close to Sierra Blvd might not be your best option as the snow removal trucks travel it often after a big storm, as the dumping location for all the extra snow is at the end of Sierra Blvd.

But the central location and affordability of Sierra Tract is a plus to many buyers…and my favorite part about the neighborhood is it nearby to many great restaurants, including my favorite sushi restaurant with a great Monday-Friday happy hour menu as well, Off the Hook.
