South Lake Tahoe Bank owned homes list updated

Below is a link to the most recent information available on bank owned homes for sale in South Lake Tahoe, CA and some surrounding areas that are available.

There are actually two links this time as it couldn’t fit into one report.  What does this mean? It means that the active bank owned homes sitting on the market is almost double what it was in April. 30 active Single family homes are on the market and a few multi-units as well.

Was this due to the end of the federal tax credit? It seems that inventory has definitely increased since then but it is hard to pin it down as to exactly why.  Could be less buyers but it could also be that the shadow inventory of bank owned homes is finally starting to hit the market.

The active inventory in South Lake Tahoe has dropped to 16 Single family homes, down slightly from last week.

There was a great price reduction on 2495 Fountain (From $264,900 to $229,900) in Sierra Tract neighborhood.  Really a nice property and at the end of a street in the backside of Sierra Tract, sCo not a lot of through traffic, it’s near the trails, open area, etc.

Top Ten South Tahoe Home Deals

Well things definitely changed from summer to winter overnight up here in Tahoe–the mountains all have a good dusting of snow on them and we even got snow at Lake level recently!  

Along with the temperature changes to winter time we have seen less homeowners putting their home on the market, as is common up here during the winter months.   But there are still a lot of good prices out there and our team alone has about 10 REO listings in pre-marketing stages so I have a feeling in November and December we are going to continue to see some good REO deals come on the market.

Updated South Lake Tahoe Top Ten home deals!

Prices started dropping and a lot of bank owned deals are coming out that we thought we should share the top ten early this week.

In addition to the Single Family homes featured on the list, one of our multi-units was just listed in a great location on over 3/4 acre lot!!   Fourplex, right at the edge of town in the Tahoe Island neighborhood, a couple houses down from the bike trails at 12th Street that lead out to Camp Richardson, Pope & Kiva Beach.  Listed at $287,000. Definitely needs some work but for the location & lot size it’s a great deal!

South Lake Tahoe Top Ten Home Deals Updated!

As the lists restricts us to posting from one property type (single family or multi-family) we limit it to single family but there are two VERY good multi family homes available in Al Tahoe, just blocks from the beach and both units under $290,000. One is a 4-plex and the lower priced one is a duplex with 2000+ sq ft, two garages and priced at $249K!!   Our team also has 3 different multi unit bank owned properties in “Pre-list” stages that should be coming on in the next couple of weeks so if you are interested in multi units, let us know and we will drop you a line when those are listed!
